Getting the Price Right
A successful sale is all about getting the right price for you
with the least hassle. At Andrews we'll help you market your home properly - finding
the right buyers quickly through a combination of excellent local knowledge and
a professional approach to valuation.
Accurate valuation is critical - anyone can propose a very high
valuation for example, but the only valuation worth having is the right one. And
that means one that is based on knowledge of the area, experience of the current
market and an understanding of the true condition and features of your home. A valuation
should also of course reflect your personal timescales for moving.
Our negotiator will take laser measurements and draft floor plans whilst doing the
valuation, and will start completing a property information form. The personal knowledge
you have of your own home and surroundings will come in very useful here and help
us create original, accurate and appealing particulars of sale.
At this point we need to agree on the terms for our involvement
in marketing your home. We would prefer to be instructed as sole agents of course,
but can also act as part of a multi-agency agreement. Although each agreement will
be negotiated separately, the basic rule is that if we introduce a buyer who subsequently
buys your property, a commission will be payable to us.
