Services to suit you

We offer a variety of services for landlords, depending on how much responsibility you want to take on yourself. These services include finding tenants, rent collection and property management.

Let only

This service is ideal if you’re an experienced landlord but don’t want to go to the trouble of finding a tenant and setting up the tenancy.

When you choose Let Only we find a suitable tenant and get your tenancy up and running and then hand over to you to collect future rental income and deal with any maintenance issues.

Rent collection

When you choose our Rent Collection service, we market your property to find you a suitable tenant, and then collect the rent on your behalf, making sure that you get paid promptly.

Full management

If you don’t live near your property, or don’t have the time to deal with issues such as finding suitable tenants, collecting rent and arranging contractors, this service is ideal for you. Under this Full Management option,we take care of everything. You can just sit back and enjoy the income your property generates.

Getting started

Your property is normally let for a monthly payment. The tenant must pay for telephone, electricity, gas, water rates, Council Tax and TV licence.

Your tenant will not be able to access your property until the first month’s rent and deposit* have been paid to us in cleared funds and has signed the relevant paperwork.

Andrews will deduct Landlord’s fees, inventory costs and any other expenses from the first payment. Any shortfalls need to be paid before the tenancy commences.

*  This figure may vary from 4-6 weeks depending on the branch. Please check with your local branch.

Optional Extras

Management Visit

We can visit your property on a quarterly basis, provide a report on its condition and bring to light any obvious defects. This report is not a structural survey or a check against the original inventory but it does give you extra peace of mind that the property is being suitably cared for. Any such inspections by us or a surveyor would be by special arrangement and subject to an additional charge.

Deposit

At the start of every tenancy we collect a deposit normally equal to a minimum of six* weeks’ rent, to be used if breakage or damage is caused during the tenancy. This deposit is registered with the mydeposits and Andrews issue a statutory certificate in line with tenancy regulations.
