School catchment areas often play a huge role in choosing a new family home and in some areas, living close to a top school can cost up to an additional £25,000.

Houses within the catchment area of a top 10% primary school on average cost £27,000 more than those in the wider postcode district, which is a 7% premium. Houses within the catchment area of a top 10% secondary school, on average cost £25,000 more than those in the wider area, which is a 6% premium.

Premiums do vary across the UK, so it’s important to take a look at comparable properties where you are looking to purchase to see at what cost being close to that top school could be.
