When you choose to market your property for let with Andrews it is important that you understand and are aware of the fees for the services that we offer.

An explanation of Andrews fees is provided below.

Service Level

New Let/Renewal/Replacement Tenant Fees

Fully Managed: 15% + VAT (18% inc VAT)

  • We will market your property both on and offline and utilise our extensive tenant list to help make the perfect pairing.
  • We will arrange and attend viewings and interviews to ensure the tenant is suitable.
  • Once a tenant is found, our quick and easy referencing system will ensure a quick move in.
  • We will take care of setting up monthly standing orders, chasing late payments and pursuing guarantors and ensuring that rent is collected and cleared quickly every month.
  • We will act as your tenant’s point of contact for the duration of their tenancy for all property management issues, and we will make sure that all problems are sorted quickly and efficiently. Any problems faced by the tenant will be taken care of promptly, and we will arrange estimates and organise repairs by reputable local contractors.
  • These invoices will be forwarded onto you for your records. All relevant details of your property will be communicated to you to make sure that you are kept in the loop and know what is happening at all times.

Rent Collect: 12.5% + VAT (15% inc VAT)

  • We will assess your property in relation to the local market, and we can provide a free valuation to ensure you are putting the right rental price on your property.
  • Your property will be marketed and compared against our extensive tenant list to help find the perfect pairing.
  • Once a tenant is found, we will arrange the move-in and set up monthly rent payments, to ensure that rent is collected and clear every month.
  • Any late payments will be chased by us, and we will also pursue guarantors.
  • We will keep you in the loop at all times, sending detailed statements of your account each month and forwarding copies of statements to your accountant or solicitor, as requested.

Let Only: 10% + VAT (12% inc VAT)

Provide a market appraisal, advise on any refurbishment required and provide legal guidance to ensure your property let complies with the law.

Erect a To Let board, advertise on relevant portals and conduct viewings until a suitable Tenant is found. We will administer the setting up of the Tenancy and collect the first month’s rent and dilapidations deposit.

Tenancy Pack: £420

A fixed upfront fee for arranging the setting up of a Tenancy which includes the appropriate type of Tenancy Agreement, Tenant references and Right to Rent checks.

Additional services and other charges

Deposit Registration Fee/ Zero Deposit Administration Fee: £84 annually

An annual fee for registering a Tenant’s Deposit with a Government approved scheme, or administering the set-up of a Deposit Replacement scheme.

Rent Protection & Legal Cover: From just over £1 per day

Available on Managed and Rent Collection properties, a comprehensive insurance-backed service that includes, but is not limited to, coverage of rent arrears and a range of other situations in which the Landlord may otherwise need to seek, and expend on, legal counsel. 

If a tenant defaults on their rental payments, providing they have fully passed references, we will protect your rental payments until vacant possession on the property is gained. Once the Tenancy is in two full months’ arrears, Andrews will make the rental payments to you whilst the tenant remains in the property. These payments will be made subject to a successful claim.

Up to £100,000 of legal expenses coverage per claim.

Following a successful claim, and once vacant possession has been obtained, Andrews will continue to pay 90% of the rent whilst the property is vacant or until the property is re-let with Andrews, for a maximum of 6 weeks.

Inventory Fee: £POA

Preparation of a comprehensive report providing details of the contents of the property with a Schedule of Condition.

Check In Fee: £POA

Conduct a run through of the Inventory at the property with the tenant, followed by a hand over of keys at the property.

Check Out Fee: £POA

Preparation of a comprehensive report on the condition of the property at the end of a Tenancy.

Property Visits: £84.00 per visit

An approved clerk will visit the property, after which they will compile and share a report relating to the current condition of the property. 

We would recommend these are conducted at either 3 or 6 month intervals to ensure you are aware of the condition of the property and can act as necessary for any repairs.

Service of Notices: £150.00

The preparation and serving of legal Notices (Section 21, Form 6A; Section 8; Notice to quit, and/or; Section 13). 

These will be used to either bring the tenancy to and end or to increase the rent when the tenancy is in a periodic (month to month) state.

Non-Resident Landlord Tax return: £60.00/150.00

Preparation of the annual statutory Inland Revenue tax return. (HMRC gross rent approved / or unapproved.)

Land Registry Check: £14.00

To check the property’s Land Registry title deeds to establish ownership of the property.

Supply Duplicate Rental Statements: £30.00

Available free of charge through the MyAndrews Tracker.

Contractor Administration Fee: 14.4% of total invoice cost

Andrews will receive a 14.4% fee, inclusive of VAT, from the total gross invoiced cost to you, from all contractors instructed for any maintenance or repairs carried out on your behalf.

Arrangement Fee for Safety Certificates - Let Only: £30.00 + invoice cost

Arrangement Fee for Safety Certificates - Rent Collect & Fully Managed: £15.00 + invoice cost

When Andrews is instructed to carry out relevant safety checks on your property, the above arrangement fee will be added to the contractor’s invoice value.
All fees quoted are inclusive of VAT at the prevailing rate where applicable
