Background
Drawing on our 70 years of experience in property, we have developed ways to streamline the care and administration that comes with Estate and Block Management. We are proud of our heritage, being a subsidiary of leading charity owned property Group, Andrews. Within our group we have five other divisions; Estate Agents, Lettings and Management, Mortgage Services, Land and New Homes and Corporate Leasing meaning that we can draw on their specialist skills to provide you with the services you need. We currently manage over 100 developments which vary in size from four to 300 units across the UK. We provide a personal property manager for every development and this is backed up with an emergency back up service for any issues occurring outside of working hours. Additionally, our online portal ‘My Blockman’ allows you to quickly access important information, communicate with management and stay updated.
Services
This list outlines some of comprehensive services available in your management package:
Financial Management:
- Invoice service charge and ground rent.
- Collect service charge and ground rent, with follow-up on debtors.
- Provide monthly management account reports.
- Pay contractors' invoices, counter-signed by the property manager.
- Prepare financial year-end accounts for the nominated accountants.
- Register signed year-end accounts with Companies House.
Building Compliance and Maintenance:
- Ensure the building complies with Health & Safety legislation.
- Conduct formal site inspections and share reports with directors.
- Arrange building insurance annually.
- Manage day-to-day maintenance issues.
- Oversee major works.
Resident Relations:
- Address breaches of lease covenants directly with residents.
- Handle leasehold sales inquiries.
- Offer advice and assistance as required.
Administrative Support:
- Retender all contracted services regularly.
- Organise and facilitate the AGM, including venue booking, paperwork, and chairing if needed.
- Produce and distribute AGM minutes.
- Update directors on legislative changes affecting their development.
