How have buyers’ home requirements changed in the last few months?

Over the last few months as we’ve all spent more time at home it’s natural that we’ve taken a look at what we need from our home, and how this may have changed.

It’s no surprise to see that at the top of the list is a garden. 30% of people now say that a garden is now more important when purchasing a new home. Outside space, whether this is a garden or a local park, has never felt more important. Did you know that properties nearby urban green spaces often come at a premium? Properties located within 100 meters of public green spaces are on average 1.1% more expensive than those located more than 500 meters. Alongside garden space, 15% said that a less urban area is now more important. This could mean that we see a small number of people relocating away from cities and moving into the countryside for more space and a slower pace of life.

21% of people also said that a space to work from home is now more important as well. It’s likely that properties with home offices will be highly sought after this year as more and more people turn to working from home as a long term plan. Good internet is also key to working from home and 16% said that broadband speed is now more important.

Finally, all this time spent away from friends and family has certainly affected some, as 8% of people now say that living close to friends and family is now more important than ever. It’s likely that this figure is a bit lower than expected as family and friends are a huge influence and have always had an effect on where people chose to live.
